5 minutesFill in the property address, preferred date and time slot, and choose your tier. We confirm by WhatsApp within 30 minutes. No upfront payment required for Standard and Basic — you can pay on the day.
We ask for the address so we can do a basic location assessment in advance — flood zone history, known society issues, area infrastructure.
The inspector arrives
60–90 minutes on-siteOur inspector introduces themselves to whoever is present, explains what they'll cover, and then works systematically through the checklist. They don't rush. They don't skip rooms. They photograph everything.
For Premium plans with thermal imaging, add 20-30 minutes. For buyer Premium with a structural engineer, add 45-60 minutes.
Report compilation
Within 12 hoursEvery inspection goes through a two-check process: the field inspector writes the raw report, a second senior inspector reviews it before delivery. We don't deliver a report we wouldn't stake our reputation on.
Reports are delivered as a PDF on WhatsApp and email. They include: executive summary, risk rating, room-by-room findings, photos, and (Standard/Premium) negotiation talking points.
You decide
Entirely your callSign with confidence. Negotiate using the findings. Walk away if the risk is too high. We don't have a position. Our job ends when the report is delivered.
Standard and Premium clients get a 15-30 minute walkthrough call with the inspector to discuss the findings before making their decision.

Tests earthing, polarity, and live/neutral wiring in every socket. Essential for safety.
Drain flow timer
Times how fast drains clear. Identifies partial blockages before they become full ones.
Thermal camera
Premium tier only. Detects heat anomalies — moisture, electrical faults, insulation gaps — invisible to the naked eye.
Laser level
Checks floor levelness. Uneven floors can indicate foundation settling or poor construction.
Photo documentation rig
Every finding is photographed with context — location, close-up, annotation. Not just 'damp found' but exactly where and how bad.
Our non-negotiables.
We don't take commissions from landlords or brokers.

We report what we find. Not what's convenient.
If the landlord is standing in the room, our inspector still calls it. If the finding risks the deal, our inspector still calls it. That's the job.
