Buying a flat in Noida? What to inspect before signing the agreement

Buying a flat in Noida is a bigger commitment than renting one, and the risks are different. You're not just checking whether a tap works — you're checking whether the structure, the finishing, the paperwork, and the society are sound enough to hold ₹50 lakh or more of your money. Here's what to inspect before you sign the agreement.
First, know which kind of purchase this is
Ready-to-move. The flat exists, so you can inspect what you're actually buying. The focus is condition, finishing, and whether it matches the agreement.
Under-construction. You're buying a promise. The focus shifts to the builder's track record, the stage of construction, and the specification you've been given versus what's being built.
These need different inspections. Don't apply a ready-to-move checklist to an under-construction flat.
The structure
Seepage and waterproofing. Even new towers develop seepage when waterproofing is rushed. Check bathrooms, balconies, and external walls with a moisture meter. In Noida's Expressway high-rises this is a recurring finding.
Finishing defects at handover. Hollow tiles, uneven flooring, poorly fitted windows and doors, paint over undried plaster. At possession, every one of these should be documented and handed back to the builder for rectification before you accept the flat.
Cracks. Distinguish cosmetic plaster cracks from structural ones near beams and columns. In under-construction buildings, look at the quality of the RCC work at whatever stage it's in.
The flat vs the brochure
Carpet area, fittings, and finishes often differ from what was promised in the brochure or sample flat. Compare the actual flat against the specification in your agreement — line by line. This is where buyers most often overpay without realising.
The paperwork you should verify (with a lawyer)
An inspection is not a legal title service, but there are things to line up before you sign:
- Completion / occupancy certificate for ready-to-move flats.
- Society formation and handover status — a live issue across Greater Noida West / Noida Extension, where many projects have unresolved maintenance and handover disputes.
- Common-area dues and maintenance obligations that may transfer to you.

Greater Noida West specifically
Noida Extension carries its own pattern: aggressive pricing, variable build quality between towers, and society-handover issues that surface after possession. If you're buying here, an independent inspection and a careful read of the maintenance and society status are worth far more than the fee.
The proportion
On a ₹50 lakh purchase, a ₹4,999 inspection is one-hundredth of one percent of what you're committing. The downside it protects against — structural defects, a flat that doesn't match the agreement, or an unresolved society mess — is measured in lakhs. Here's how a buyer inspection works in Noida.
